Our Directors take a hands-on approach and will be the point of contact for you in the delivery of your project.

Noonan Watts was established in 2020 by Luke Noonan and Simon Watts.  We have extensive experience in the property development industry and share a common desire to deliver exceptional service to our clients.

  • Luke has over 30 years’ experience in the development industry, having worked for some of Australia’s most prominent private and public development companies, as well as state and local government agencies.

    With qualifications in civil engineering, management, and urban development planning, Luke has an established track record in delivering great financial results and award-winning master-planned communities across Victoria, specialising in urban design, construction, sales and marketing.

    Luke has led the delivery of award-winning and other notable projects including:

    • The Hunt Club, Cranbourne (Dennis Family Corporation) – 2,250 residential lots – Won UDIA Award (VIC) 2002
    • Valley Lake, Keilor East (VicUrban) – 440 residential lots plus 5 major medium density sites – Won UDIA Award (VIC) 2011
    • Eliston, Clyde (Schreurs Family) – 1,000 residential lots plus town centre and recreation complex
    • Manor Lakes, Wyndham Vale (Dennis Family Corporation) – 7,000 residential lots
    • Williams Landing (Cedar Woods Properties) – 3,000 residential lots
    • Saltwater Coast, Point Cook (Aveo – formerly FKP) – 2,500 residential lots
    • Merrifield (MAB Corporation) – a 900ha mixed-use development including residential, commercial and industrial
    • Armstrong Creek Town Centre, Armstrong Creek (Welsh Group) – 30ha retail and mixed-use development
  • Simon is a chartered planning and development surveyor and a member of the Royal Institution of Chartered Surveyors (RICS). He has more than 20 years’ experience working in both the commercial and residential development sectors in the UK and Australia and a proven track record in delivering successful and highly profitable developments.

    Simon is a passionate believer in responsible development and the need for significantly improved social and environmental outcomes from the property industry.

    Key projects include:

    • Clydevale Estate, Clyde North (Abiwood) – 1,000 residential lots, sports and recreation facilities, Government school.
    • 331 Glenelg Highway, Smythes Creek (Abiwood – an 8.7ha site comprising sports and recreation facilities and 5.3ha of mixed-use.
    • Pinnacle Estate, Smythes Creek (Abiwood) – 750 residential lots.
    • Clarinda Park, Cranbourne West (Abiwood) – 500 residential lots, 40 townhouses, sports and recreation facilities, Government Primary School, Council community facility and retail centre.
    • Pasadena Estate (Villawood) – 500 residential lots.
    • Whyte Sands, Cowes (private client) – 300 residential lots.
